The meeting was called to order at 1:00 pm.  All Board members were in attendance, along with the Clerk, Cindy Hidde of Stonemark Surveying, and Dale Kloss of Kloss Homes, Inc.

Reviewed the current site plan for the proposed redevelopment of the Driftwood Resort property that encompasses 7.2 acres. Plan includes remodeling and bringing nine of the existing cabins up to code compliance for electrical, plumbing, and sewer. Thirteen new cabins are to be built placed in compliance with the 125’ lake setback requirement for new resort units in Crow Wing County. New lodge building, restaurant, and club house are also planned for the property. All units and buildings are to be for year-round use. As a commercial property, the development will be subject to state septic system rules.

All dwelling units are to have private ownership, with platted lots, and will participate in a rental pool. All unit owners are to be party to an association with local management that will maintain the common areas and manage rentals of the units. All units are to have a single owner of title – no fractional ownership of the individual units.

If all approvals are obtained, development is to begin this fall with updating of the existing cabins and building of a model cabin. Sales of units are to begin in early 2019. Construction of additional units and buildings to continue into 2020 and beyond as units are sold.

Discussion continued to include questions about financing for the project, details of the proposed association rules such as controlling storage of trailers & toys, number of boat slips, percentage of impervious surface area, stormwater management, and an exit strategy for the developers if needed in the future that preserves the resort.

The developers are still in process of finalizing plans and are looking to assess if the Town Board is in support before taking the next steps and formally requesting the rezoning and permitting required for the project. All three Board members expressed preliminary verbal support for the development concepts.

Supervisor Peterson asked that Hidde & Kloss present their rezoning request at a Board meeting at the appropriate time based on when the formal request is made at the County. They intend to make that presentation at the July 9 Board meeting in preparation for the July 19 county Planning Commission meeting.

A brief walking tour of the property was given.

No Board action was taken.

There being no further business to conduct, the meeting adjourned at 1:55 p.m.
